The aftermath of a cowboy builder is upsetting, frustrating and financially difficult, usually leaving you out of pocket. What should have either been an easy straight forward job or a renovation of your dreams, lit eaves you feeling empty and scammed.


The positive part is that there are ways to avoid cowboy builders and prevent the nightmare from taking place.


Money, Money, Money!


If a builder comes to your home and agrees that they can start the job but asks for cash upfront and work has not started this is a red flag. Although some builders will ask for cach to avoid VAT, it is a sign to tread with caution. A good business will usually offer both cash and bank transfer options, however if cash is the only payment method they take, do not pay anything until the work is complete. Do not pay before work has started.

Bear in mind that if you do pay cash, it may prevent you from claiming any money back.


Contract


It depends on the job but if it's a big job, a good business would provide you with a contract, a sort of Terms of Business Agreement.(TOBA) This isn't always the case, especially if the job is small, however if it's a big job, it would be wise to ask for a TOBA to be put in place so each party knows what is required of them.


Doorstep Job


If someone comes to your doorstep offering their services this is a major red flag! Good builders / tradesman are usually very busy and do not have the time to knock on people's doors. It doesn't matter what they say to you, politely decline. It's better to get a referral.


Trades Group


When a builder is part of a trades group, you are able to contact the trades group to verify the builders and the documents provided.


Overall, it's best to get a recommendation from a friend, family member or even your local estate agent. Just makes sure you take these steps to avoid letting a cowboy builder into your home!
