When buying a home, you expect to spend thousands on solicitors, surveys, and fees. However there is one small step, costing just £7 that can help you avoid huge mistakes before you even make an offer.
It’s called the Title Register, and it’s one of the smartest things you can check early in your buying journey.
What is the Title Register?
The Title Register is an official document from HM Land Registry that tells you key facts about any property in England or Wales.
For just £7, you can instantly download:
The Title Register (who owns the property and any legal details)
The Title Plan (a map showing property boundaries)
Most buyers don’t realise this document is public and available online, to anyone and not just solicitors.
What Does It Tell You?
That £7 gives you access to a surprising amount of useful information, including:
Who legally owns the property (to avoid scams or fraudulent listings)
If there’s a mortgage or legal charge against it
Whether the property is leasehold or freehold
Restrictions or covenants, like not being allowed to extend or run a business from home
If there are shared access rights or boundary disputes
In some cases, buyers discover major red flags early, like covenants being listed.
When Should You Use It?
Ultimately you can download it straight away from the Land Registry as and when you need to but we would recommend doing it once you have found a property you would like to make an offer on and doing it just before then. There's no point doing it on all properties you visit, just the one(s) you really want.
Think of it as a quick background check, especially useful if you're serious about a property and want to do your own due diligence before paying for surveys or legal advice.
How to Get the Title Register
Go to the official HM Land Registry search: https://www.gov.uk/search-property-information-land-registry
Enter the property address or postcode
Choose the Title Register and Title Plan
Pay online and download the PDF instantly
Property is the biggest purchase most people ever make, yet most buyers skip this simple £7 check.
It can:
Save you from wasting money on a property with legal issues
Help you ask better questions during viewings
Give you confidence before making an offer
At PropBubble, we believe in giving buyers the tools to make smart, informed choices. This is one of the easiest and cheapest steps you can take to protect your purchase. So, for less than the cost of lunch, the Title Register can uncover problems that could cost you thousands. Whether you're buying your first home or your fifth, it's a smart step that could save you serious stress.
